No, leases cannot be renewed early. |

Can I pay my application fees (new disposition, assignment) by Visa or Mastercard? |
Credit card & debit for applications can be accepted in person at: 118-1181 Portage Ave Winnipeg however they will not review the paperwork. It is best to apply in person or send the application and payment directly to RESB along with a check or money order.

How much does it cost to obtain a certified copy of a lease document? |
Leases inside provincial parks are subject to fees legislated under The Provincial Parks Act. The cost is $40.00 (GST exempt).

I have received the approved assignment documents and lease, but the lease still reads in the previous lot holder's names. |
The current lot holder’s name(s) will be confirmed as an endorsement on the very back page of the lease agreement. |
I returned my completed lease renewal application, but haven't received my lease. |
Your current lease expires on April 30, 20__. RESB may process the paperwork in advance, but the renewal lease will not be issued until after the expiry of your current lease.
Once our office is in receipt of fully completed renewal application paperwork, in addition to the completed Field Inspection Report from the applicable Parks District Office, the next step of the renewal may be processed and you will be receiving a new lease, for signature.
Although the expiry date of your current lease may have passed, your lease will remain valid until the renewal process has been completed.

I would like to add one or more names to my lease. What is the procedure? |
If your lease or permit is located inside a provincial park:
- Complete an Assignment Form for Vacation Home Lease, in duplicate, with original signatures, NO photocopies.
- An Application Addendum Declaration form is required for each new lot holder only.
- A $40.00 (no GST) processing fee, made payable to the Minister of Finance, must accompany the forms/documents.
- Complete a Chief Place of Residence Declaration form
- Include the original valid lease agreement. Photocopies are note accepted. If you are unable to locate your valid lease agreement, the current Lessee(s) is/are required to complete an Affidavit of Loss of Lease and submit with a further $40.00 processing fee
- Accounts should be paid in full, and required to be paid if the primary client is changing.
Note: It is recommended that you obtain a search of the subject property prior to completing assignment forms. Please fax your request for a search to (204) 239-3560, or email to resdinfo@gov.mb.ca, and include the purpose of the search, on whose behalf the search is being requested, the lease/permit number and the legal description of the property. |
I would like to develop on my lot or public reserve area. Whom should I contact? |

Is there a field inspection conducted at the time of renewal? |
Yes. A field inspection is conducted at the time of renewal (or New Lease Application) to ensure that:
- the lot is clear of fire and safety hazards
- the lot is clean of debris or garbage
- there is no equipment or vehicles stored on the property without valid insurance
- the lot and public reserve (if applicable), is developed according to approved plans
- that the Onsite Wastewater Management System (OWMS), if applicable, is installed according to environmental standards and is functioning properly.

My co-lot holder has recently passed away. How do I remove his/her name from the lease? |
Lease/Permit located Inside a Provincial Park
If you are listed as Joint Tenants on the lease/permit, to remove a deceased's name (only), the following is required:
- Original or notarized copy of the Death Certificate, or original Funeral Director's Statement
- Fully completed Chief Place of Residence Declaration form
- The valid, original lease (no photocopies) - not applicable if lot is held under a Parks Vacation Home Permit
- Fee payment of $40.00 (no GST). Cheque or money order payable to the Minister of Finance
- Accounts should be paid in full, and are required to be paid if the primary client is changing.
If you are listed as Tenants in Common, the following is required:
- Notarized copy of Grant of Probate or Letters of Administration
- The valid, original lease (no photocopies) - not applicable if lot is held under a Parks Vacation Home Permit
- Assignment Form for Vacation Home Lease in duplicate, with original signatures, NO photocopies
- Fee payment of $40.00 (no GST). Cheque or money order payable to the Minister of Finance
- An Application Addendum Declaration form is required for each new lot holder only
- Accounts should be paid in full, and are required to be paid if the primary client is changing.

What is the difference between Joint Tenants and Tenants in Common? |
Joint Tenants are defined as two or more people who hold an undivided interest in the entire property. After death, the survivor acquires the deceased’s interest.
Tenants in Common are defined as two or more people who each have an undivided interest in the property; each of whom may occupy all the land in common with the other. Each tenant may dispose of their interest by will or deed. There is no right of survivorship as in joint tenancy. |
What is the processing time for assignments? |
The time to process an assignment is approximately 3 weeks and this may vary during peak season. |
What would happen if I do not return a Chief Place of Residence Declaration or if I provide a false statement? |
If you fail to return the Chief Place of Residence Declaration form to the Real Estate Service Branch – Park Land Leases & Permits, or if a false statement is provided on the Declaration, you may be charged with an offence under The Provincial Parks Act. |

I am listed on the Permit/Lease as a holder, but how come I am not receiving the annual invoice? |
When invoices are generated, there is only room for the (primary) client name.
The first person named on the submitted application form will automatically be assigned as the primary contact for the Permit/Lease. It will be the responsibility of the primary contact to keep all other permit/lease holders informed of all communications and invoices regarding the Permit/Lease. All holders have the right to call and request copies of any communications and/or invoices regarding said Permit/Lease (pertaining to themselves) at any time. It is the responsibility of each holder to ensure that their contact information is correct at all times, to follow up with the primary contact to ensure that all matters are addressed in a timely manner, and that the annual invoice is paid promptly.
Annual invoice may be emailed if there is a consent form, signed by the primary contact, on file. Only one paper copy of the invoice will be mailed in the event that there is no email consent on file. Real Estate Services Branch reserves the right to re-assign the primary contact.
